This is my archetype city, combining efficiency of zoning with land value.
I have about 3.5 million people, with an average lifespan of 95 years and an EQ of 140. All this in a little under 600 years! The only shortcoming is the Invisible Military Base. I claim that it is actually a Stealth Fighter/ Bomber Airfield. Check out the balance of zones and the size of the Airport.
